Common Questions About VA Loans

Do VA loans really require 0% down? +

Yes. Most eligible VA borrowers can purchase a home with no down payment. The exact structure depends on your entitlement, the purchase price, and lender requirements - but 0% down is one of the defining benefits of the VA loan program.

What is the VA funding fee and do I have to pay it? +

The VA funding fee is a one-time program fee that helps keep VA loans available for future veterans. The amount varies based on your down payment, whether it is your first VA loan, and your service type. Importantly, veterans with a service-connected disability rating are typically exempt from the funding fee entirely. The fee can also be financed into the loan rather than paid upfront.

Do VA loans have mortgage insurance? +

No. VA loans do not require monthly private mortgage insurance (PMI). This is one of the biggest financial advantages - on a $350,000 loan, eliminating PMI can save you $150 to $250 per month compared to a conventional loan with less than 20% down.

Can I use a VA loan more than once? +

Yes. Your VA benefit can be used multiple times throughout your life. You can also have more than one VA loan at a time in certain situations. Our advisors will review your entitlement and show you exactly what you have available.

What is a VA IRRRL refinance? +

The Interest Rate Reduction Refinance Loan (IRRRL) - also called a VA streamline refinance - allows existing VA loan holders to refinance at a lower rate with minimal paperwork, no appraisal in most cases, and no out-of-pocket costs. If rates have dropped since you got your VA loan, this is often the fastest way to lower your payment.

What is a Certificate of Eligibility (COE) and how do I get one? +

A COE is the document that verifies your eligibility for the VA loan benefit. We can help you obtain your COE directly through the VA as part of your pre-approval process. In most cases you do not need to gather paperwork yourself - we handle it.

Can I use a VA loan to buy a home near a military base? +

Absolutely. VA loans are ideal for purchasing near military installations. In San Antonio that includes Fort Sam Houston, Lackland Air Force Base, and Randolph Air Force Base. Our team is familiar with the neighborhoods, pricing, and timelines near each installation.

What happens to my VA loan if I am deployed? +

Servicemembers Civil Relief Act (SCRA) protections apply to VA loan borrowers during deployment. Your lender is required to work with you. If you are facing deployment and have concerns about your mortgage, contact us and we will walk through your options.
